Renting an ADU in Rancho Santa Margarita
Rancho Santa Margarita was planned and built mostly between the mid-1980s and the early 2000s, and it incorporated in 2000. It is one of the newest cities in Orange County, and like Aliso Viejo it was drawn in one piece — which means consistent streets, a lot of attached housing, and lots sized for the house rather than for whatever the owner might add later.
That makes accessory dwelling units less common here than in the older cities ten minutes down the hill, and it changes their character. What comes up is usually a conversion inside the existing footprint: a garage turned into a studio, a downstairs room with its own door. These are typically newer and in better condition than an older conversion elsewhere, and typically smaller.
Almost every tract around here sits under a homeowners association, which used to be the end of the conversation. Since 2020, California law has voided association rules that ban an accessory dwelling unit outright on a single-family lot. Associations can still set reasonable conditions, and the protection is written around single-family lots rather than condominiums, so a condo or co-op is a different question — but a flat "no ADUs" clause in the CC&Rs no longer holds.
The city sits further inland and higher than the rest of south county, at the end of the 241, which has two consequences worth planning around: summer runs noticeably hotter than it does in Laguna Beach fifteen miles away, so ask what the cooling actually is rather than whether there is air conditioning; and the commute to Irvine is a toll road or a slow canyon road, not a straight shot.
In exchange you get the newest housing stock in this cluster, the lake and beach club at the center of town, and rents that sit below the coastal cities. For a lot of renters that is the right trade.
Listings here come straight from the owners, and your inquiry goes straight to them. There is no application fee to ask a question. Before you pay anything, see the unit in person — our guide to staying safe explains what to watch for.
