Renting an ADU in Lake Forest
Lake Forest is really several places under one city name, and for ADU hunting the difference is the whole story. The older El Toro neighborhoods west of the 5 date from the 1960s and 1970s, on flat lots with room behind the house. Foothill Ranch and Portola Hills, annexed later, climb into the hills and were built in the 1990s on tighter pads. Baker Ranch is newer still.
So where you look changes what you find. The older flats are where detached casitas and full garage conversions turn up — the lots support them and the houses are old enough that owners have been remodeling for decades. In the hillside tracts, an accessory dwelling unit is more often an interior conversion with its own entrance, newer and smaller.
Almost every tract around here sits under a homeowners association, which used to be the end of the conversation. Since 2020, California law has voided association rules that ban an accessory dwelling unit outright on a single-family lot. Associations can still set reasonable conditions, and the protection is written around single-family lots rather than condominiums, so a condo or co-op is a different question — but a flat "no ADUs" clause in the CC&Rs no longer holds.
What makes the city practical for renters is position rather than glamour: it sits where the 5 and the 241 meet, Irvine's job centers are eight miles away, and the Irvine Spectrum is a short hop. You are paying south-county rents without paying Irvine rents, and an ADU here is usually the cheapest version of that.
The usual four questions apply and matter more than rent: metered or bundled utilities, where parking actually is, whose laundry it is, and how the outdoor space is divided. Every listing on Find My ADU answers them upfront so you are not guessing.
Listings here come straight from the owners, and your inquiry goes straight to them. There is no application fee to ask a question. Before you pay anything, see the unit in person — our guide to staying safe explains what to watch for.
