Renting an ADU in San Juan Capistrano

San Juan Capistrano is older than every city around it by nearly two centuries — the Mission dates from 1776, and the adobes in the Los Rios district are among the oldest standing houses in California. The city grew around that core rather than over it, which is why it still has something almost nothing else in south Orange County does: large, loosely subdivided, semi-rural lots.

For anyone looking to rent an accessory dwelling unit, that is the headline. Where a parcel is measured in acres and zoned to keep horses, a separate casita is not a squeeze — it is the obvious use of the space. The detached guest houses here are often genuinely separate buildings with their own driveway approach, not a converted garage with a new door. They are also, for the same reason, among the more expensive ADUs in the county.

Almost every tract around here sits under a homeowners association, which used to be the end of the conversation. Since 2020, California law has voided association rules that ban an accessory dwelling unit outright on a single-family lot. Associations can still set reasonable conditions, and the protection is written around single-family lots rather than condominiums, so a condo or co-op is a different question — but a flat "no ADUs" clause in the CC&Rs no longer holds.

Two practical notes. The city has real historic-preservation rules in and around the downtown and Los Rios, which is good for the character of the place and means permitting takes longer — so a listing here that is properly permitted represents more work than the equivalent in Mission Viejo. And the Metrolink station is right in the middle of town next to the Mission, which makes this one of the few south county cities where you can live without a car for a commute up the coast.

On an equestrian or large lot, ask specifically about water and what you are responsible for outdoors. On acreage these arrangements vary enormously and are often the biggest difference between two similar-looking listings.

Listings here come straight from the owners, and your inquiry goes straight to them. There is no application fee to ask a question. Before you pay anything, see the unit in person — our guide to staying safe explains what to watch for.
