Renting an ADU in Dana Point

Dana Point is three fairly different neighborhoods that happen to share a city hall, and knowing which one a listing is in tells you most of what you need to know. Capistrano Beach, at the south end, has the older and more modest housing stock, and it is where garage conversions and backyard studios most often appear. The streets around the harbor are a mix of decades on small lots. Monarch Beach, at the north end, is newer, larger and considerably more expensive.

Accessory dwelling units are a long-standing part of the housing here, partly because the lots near the water were subdivided small and partly because a town built around a harbor has always had people who need somewhere modest to live close to it. Expect studios and one-bedrooms, often with the outdoor space that makes a small unit feel bigger than it is.

The whole city is inside the Coastal Zone, which adds a layer of review for anyone building a new unit and is a large part of why supply stays tight. For a renter that mostly shows up as scarcity rather than as anything you have to deal with — but a properly permitted unit here took real effort, which is worth weighing when you compare it against something cheaper and vaguer inland.

Local specifics worth asking about: whether a parking space is actually assigned, because street parking near the harbor is competitive most of the year and brutal in summer; and how exposed the unit is, since salt air is hard on windows and anything metal. Then the usual — metered or bundled utilities, whose laundry, and how the yard is divided.

Listings here come straight from the owners, and your inquiry goes straight to them. There is no application fee to ask a question. Before you pay anything, see the unit in person — our guide to staying safe explains what to watch for.
