ADUs for Rent in Laguna Beach

Laguna Beach has rented out back houses, over-garage studios and hillside guest units for as long as it has been an artists' colony, long before anyone called them accessory dwelling units. The city is built on steep canyons on small, irregular lots laid out in the 1920s and 1930s, and squeezing a second small dwelling onto a parcel is close to a local tradition.

It is also one of the hardest markets in the county. There is very little land, the lots are awkward, and the entire city sits inside the Coastal Zone — so a new unit needs to satisfy coastal review on top of the usual city process, which is slower and more uncertain than it is a few miles inland. Supply does not respond quickly to demand here, and it shows in the rent.

What that means for a renter: the units are real and they do come up, but they are small, they are expensive relative to square footage, and they go fast. Many are older conversions rather than new builds, which is not a knock — a 1930s studio over a garage in North Laguna is a nicer place to live than its floor plan suggests. Parking is the thing to scrutinise hardest. On a canyon street it is often the single biggest practical difference between two listings.

If nothing here fits, the honest advice is to look just inland. Aliso Viejo and Laguna Hills are each about ten minutes over the hill, with far more inventory and rents that are not carrying a coastal premium. Tell us what you want and we will email you when something comes up in either.
