Renting an ADU in Laguna Hills
An accessory dwelling unit is a self-contained home — its own kitchen, its own bathroom, its own front door — on the same lot as a main house. In Laguna Hills that tends to mean a casita or a converted garage behind a single-story tract home, rented by the family who lives in front rather than by a management company.
Laguna Hills has an unusual amount of room for them. Most of the city went up between the late 1960s and the 1980s, when lots were drawn generously, and Nellie Gail Ranch in the east was laid out on acre-plus equestrian parcels. A back yard with space for a detached unit is ordinary here in a way it is not in the newer, tighter cities a few miles south. That is the single biggest reason ADU stock exists in a city this size.
Almost every tract around here sits under a homeowners association, which used to be the end of the conversation. Since 2020, California law has voided association rules that ban an accessory dwelling unit outright on a single-family lot. Associations can still set reasonable conditions, and the protection is written around single-family lots rather than condominiums, so a condo or co-op is a different question — but a flat "no ADUs" clause in the CC&Rs no longer holds.
For renters, the trade is straightforward: you get a private entrance, usually some outdoor space, and a landlord who is a few steps away instead of across town — and you give up the pool and the gym. Rents sit near a local one-bedroom apartment, but what you actually pay depends far more on the unit than the street. A new detached studio with its own laundry and parking space is at the top of the range; an older garage conversion sharing a driveway is well below it.
Worth asking before you sign anywhere in south Orange County: whether utilities are separately metered or bundled, where you can genuinely park, whether laundry is yours or shared with the main house, and how the yard is divided. Those four things vary more between ADUs than rent does, and they are what tenants tell us they wish they had asked.
Listings here come straight from the owners, and your inquiry goes straight to them. There is no application fee to ask a question. Before you pay anything, see the unit in person — our guide to staying safe explains what to watch for.
