Renting an ADU in Aliso Viejo
Aliso Viejo is the youngest city in Orange County — it did not incorporate until 2001 — and it was master-planned in one piece rather than grown outward. That history is visible in the housing: compact lots, a lot of attached townhomes and condominiums, and a street layout built around the Town Center rather than a historic downtown.
It changes what an accessory dwelling unit looks like here. Where older cities a few miles inland have room behind the house for a detached casita, Aliso Viejo's single-family lots are generally too tight for that. The units that do come up are usually conversions — a garage, a downstairs bonus room, a permitted guest suite with its own entrance — carved out of a house built in the 1990s or 2000s. They tend to be newer, better insulated and better wired than an older conversion elsewhere, and they tend to be smaller.
A lot of the city's housing is condominium or townhome stock inside a homeowners association, and the state law that voids association bans on ADUs is written around single-family lots. If a listing here is in an attached home, the owner has usually had to clear a path with their association specifically, which is worth asking about — not because it affects you as a tenant, but because it tells you the unit is permitted rather than improvised.
The practical draw is location. Aliso Viejo Town Center, Soka University and the office parks along Pacific Park Drive are all inside the city, the 73 toll road gets you to Irvine in fifteen minutes without the 5, and Laguna Beach is a ten-minute drive over the hill. For someone working in south county, an ADU here is often the cheapest way to live close to the job.
Listings here come straight from the owners, and your inquiry goes straight to them. There is no application fee to ask a question. Before you pay anything, see the unit in person — our guide to staying safe explains what to watch for.
