Renting an ADU in San Clemente
San Clemente was founded in the 1920s as a planned Spanish Colonial Revival town, and the design rules stuck — white walls and red tile roofs are not a coincidence here, they are close to a requirement. That consistency extends to the back yards: the casita is a native form in this city, not a modern addition to it, and plenty of houses in the older grid near the pier have had a second small unit for decades.
The city runs from that original downtown grid up into much newer development at Talega in the north-east. The older coastal streets have the small lots and the long history of guest units. Talega and the surrounding newer tracts have larger houses on tighter pads, where an accessory dwelling unit is more likely to be an interior or garage conversion than a separate building.
Almost every tract around here sits under a homeowners association, which used to be the end of the conversation. Since 2020, California law has voided association rules that ban an accessory dwelling unit outright on a single-family lot. Associations can still set reasonable conditions, and the protection is written around single-family lots rather than condominiums, so a condo or co-op is a different question — but a flat "no ADUs" clause in the CC&Rs no longer holds.
San Clemente is the southernmost city in Orange County, which cuts both ways. The commute to Irvine is a real commute — about half an hour on a good day and considerably worse on a bad one — and the Metrolink station at North Beach is genuinely useful if your work is up the coast. In exchange, rents run below the cities fifteen miles north, and the beach is a walk rather than a drive from much of the older town.
Ask what you always ask — utilities, parking, laundry, outdoor space — and on the older streets, ask about the stairs. The grid runs down a hillside to the water, and a lot of the charming units are at the top or bottom of a long flight.
Listings here come straight from the owners, and your inquiry goes straight to them. There is no application fee to ask a question. Before you pay anything, see the unit in person — our guide to staying safe explains what to watch for.
