ADUs for Rent in Newport Beach

The old parts of Newport Beach — the Balboa Peninsula, Balboa Island, Corona del Mar — were subdivided into very small lots a century ago, many of them served by rear alleys. Building a studio above the garage off the alley has been normal here for generations, long before the state put a name to it, and those units are still the bulk of what comes up for rent.

Expect small, expect expensive, and expect to move quickly. The whole city sits in the Coastal Zone, which adds a layer of review to anything newly built, so supply does not respond to demand the way it does inland.
